Luxury Condo in Dallas Provides EV Charging to Residents Without Upfront Costs or Ongoing Expenses

7 Charging Stations — Expandable to 14 Stations — No Cost to the HOA

Project Overview

The Renaissance on Turtle Creek, a premier high-rise in Dallas, Texas, faced significant challenges in providing electric vehicle (EV) charging to its condominium community. Humm Energy, a local EV charging provider, delivered a cost-effective solution without requiring upfront investment or ongoing operational costs. Through Humm’s innovative approach, The Renaissance was able to provide fast charging stations to its residents without any cost to the Homeowners Association (HOA).

The Challenge

Home to 603 residences, The Renaissance had no charging stations installed. While many residents and the HOA desired EV charging, budget constraints made it difficult to provide this amenity. Additionally, some residents were reluctant to invest in a solution that would only benefit EV drivers, a smaller subset of the community.

Adding EV charging stations presented several challenges:

  • A significant capital investment was required for electrical system upgrades, new equipment, and installation.

  • The system needed reliable Wi-Fi connectivity to enable a smart charging network.

  • Ongoing operational expenses for maintenance, metering, and billing posed financial concerns.

Our Innovative Solution

Humm Energy’s solution eliminated common barriers faced by multi-family communities like The Renaissance—namely, high upfront costs and ongoing system management expenses. Instead of selling equipment, Humm operates on a usage-based revenue model, charging EV drivers based on their usage.

For The Renaissance, Humm delivered the following improvements:

  • Electrical Infrastructure Upgrades: Humm handled all necessary electrical work, including installing a new transformer and panel board to support the expanded system.

  • 7 Fast, Level 2 Charging Stations/Expandable to 14: Humm installed seven fast-charging Level 2 (48-amp) stations, with the system designed to support an additional seven stations for future expansion, bringing the total potential capacity to 14 stations.

  • Smart Charging Network: All stations were connected via Wi-Fi to Humm’s proprietary software, enabling remote monitoring, load sharing, access control, usage metering, and customer billing.

No Cost to HOA

The entire EV charging system—including installation, monitoring, and maintenance—was provided at no cost to The Renaissance HOA. Humm financed the system’s deployment and generates revenue through modest subscription and usage fees, which are typically lower than the cost of using a Tesla Supercharger. As a result, budget constraints and spending priorities were no longer obstacles in the decision-making process.
